Investment Process

Our structured and transparent buy-side process streamlines acquisitions, ensuring timely execution. We begin by evaluating each opportunity against our investment criteria. If it meets our preliminary criteria, we will issue a Letter of Intent and conduct due diligence. We will complete our assessment within 30 days and, if we decide to move forward, will issue a term sheet. Once signed, the transaction is executed within 90-120 days, with capital drawdown available upon completion.

If it meets our standards, we issue a Letter of Intent and conduct due diligence. Within 30 days, we complete our assessment and, if moving forward, issue a term sheet. Once signed, the transaction is executed within 90-120 days, with capital drawdown available upon completion.

Initial Evaluation:

The investment opportunity is evaluated against our preliminary investment criteria, which focuses on geography, third party appraisals, ROI, stability, and appreciation potential.

Letter of Intent:

Once an opportunity passes our first round of screening, we will issue a Letter of Intent and request access to more detailed information in order to conduct a formal due diligence process.

Due Diligence:

Due diligence will be conducted to determine a variety of metrics such as the fair market value of the asset, projected return on investment over the next 10 years, sensitivity to that return based on revenue fluctuations, etc.

Term Sheet / APS:

Upon the approval of our management team & investment committee, a term sheet will be issued specifying the purchase price, timeline to the drawdown of funds, and deal structure.

Deal Execution:

Within 90 to 120 days of the term sheet being signed, a full drawdown of funds will be available for deal execution.

External Investors

The following process applies to all current opportunities, regardless of the project and who the investor is…

1) 
Non-confidential documents including the Investor Presentation shall be delivered either via email or over video call, presented by a member of our management team.

2) Investors who wish to access confidential information will be required to submit an application form as part of the screening process. This is required as part of Corporate Policy to ensure adherence to Anti-Money Laundering laws and regulations. Applications will be subject to the legal, and corporate compliance procedures of Remus Capital.

3) Upon the application being approved, confidential information such as the data room will be provided & our management team will be available for further discussion to address any and all questions related to the opportunity.

4) Different transactions will be subject to different guidelines beyond this point but they can generally be categorized into one of the following two categories…

a) For opportunities that are more scarce and are being presented on multiple continents such as Pompeii, data room access will be available for 60 days post the approval of the application. At this point, a 10% deposit of the pledged investment amount will be required to secure access to the opportunity. This will grant the investor an additional 90 days to conduct further due diligence and determine if they will be investing. After the 90 day period, the remaining pledged capital will be due. The deposit will be fully refundable within this 90 day period (less a 0.5% transaction fee on the pledged capital amount).

b) For opportunities being presented only within North America, a similar process will be followed, however the time between placing a deposit and providing the pledged capital amount will be 60 days rather than 90 days.
