Remus Capital is a North American investment firm specializing in the acquisition, development, and strategic management of high-value real estate and operating assets across multiple sectors. Our Strategy

Remus Capital invests in North America as part of a structured, long-term portfolio strategy. While our holdings in Dubai and other high-growth markets generate strong returns, diversification is essential. Expanding into Canada and the U.S. allows us to balance high-yield opportunities with stable, institutional-grade assets in mature economies.

Our focus is on well-leased commercial, residential, and mixed-use properties, acquired below replacement cost and positioned for long-term value creation. These assets not only provide strong cash flow but also serve a broader purpose—building a structured portfolio that can be securitized and integrated into capital markets.

Market conditions further support this strategy. The Canadian dollar’s current position strengthens purchasing power, while cap rates and valuations in key markets create attractive entry points. Every acquisition is evaluated with an emphasis on asset quality, tenant strength, and long-term liquidity.

Core Investment Criteria

Focused on North America, we target commercial and residential assets in major Canadian cities, investing $20M–$100M USD directly or up to $300M USD with JV partners. Preferring majority or full ownership, we buy and hold, securitize portfolios, or capitalize on appreciation, using third-party management for operations on held assets.

Commercial Real Estate

  • Office buildings, mixed-use spaces, or retail properties with strong occupancy, BBB+ (min) tenants, stable rental income, or repositioning potential
  • Preferred cap rate of 7%+

Remus operates as a principal investor or in partnership with principals across all transactions, deploying its own capital or structuring joint ventures with aligned stakeholders. Our approach includes direct ownership, strategic co-investment, and equity carry arrangements, ensuring long-term engagement and value creation in every deal.
